"13 Nights at a Declining Hotel – Serious Concerns About Hygiene, Safety and Management
Our 13‑night stay at the Pullman Cannes Mandelieu Royal Casino was, without exaggeration, one of the most distressing hotel experiences we have ever endured. This review is not motivated by dissatisfaction with pricing, nor by a single unfortunate incident. It reflects a prolonged stay during which we encountered multiple serious issues relating to hygiene, rodents, building condition, maintenance failures, guest safety and the overall conduct of hotel management.
What should have been a long‑awaited summer holiday became 13 nights of absolute hell.

🐀 Rodents Around the Swimming Pool
The most disturbing issue was the presence of rats around the swimming‑pool area at night — personally witnessed, repeatedly.
Rodents in a guest leisure area represent a clear and unacceptable public‑health risk, particularly for a hotel marketed as a four‑star luxury property. This alone should prompt urgent investigation. 🏨 A Hotel in Visible Decline
Throughout the property, there were unmistakable signs of long‑term deterioration and underinvestment:
• Dirty, heavily worn carpets on the fifth floor
• A peeling, deteriorating balcony
• A shower that flooded the bathroom every time it was used
• An air‑conditioning vent covered in black residue
These issues collectively suggest a property that has not received the maintenance expected of a four‑star hotel.

💧 Major Water Ingress and Safety Concerns
More seriously, we witnessed water gushing through the ceiling on the ground floor, directly above exposed electrical conduits.
This incident resulted in lift closures and restricted access to parts of the hotel. Water ingress near electrical infrastructure is not a minor inconvenience — it is a significant guest safety concern requiring immediate action.
What troubled us further was the lack of urgency displayed by management. Unexpected failures can happen, but the response must be swift, visible and reassuring. That was not the case here.

💺 Undisclosed Sunbed Charges and the “You Can Leave” Response
One of the earliest issues we raised concerned the €100‑per‑day sunbed charges for two people — fees that were not disclosed by the third‑party travel agent at the time of booking.
In fairness, this omission was not directly the Pullman’s fault. However, the hotel did financially benefit from my hotel booking. As such, they had the ability to resolve the situation in a way that demonstrated fairness and hotel transparency.
A reasonable and guest‑focused solution would have been to waive the charges and seek reimbursement from the travel agent for their error.
Instead, we were penalised.
The manager offered a 50% discount, but even with that reduction we were still expected to pay ( 13 days) €650 plus 20% VAT — an additional cost imposed on us due to an error we did not cause and could not have anticipated.
When we questioned the fairness of this, we were told we could leave the hotel (with no penalty charge) and pursue reimbursement through the travel agent. This was presented as a solution, but in reality it was anything but.
Leaving mid‑holiday during peak season in August would have required:
• Finding alternative accommodation at extremely short notice
• Paying thousands of euros upfront at last minute inflated prices.
• Carrying the financial risk while waiting weeks for the travel agent to consider reimbursement
This was not a practical or reasonable option for any ordinary traveller, nor did it reflect the level of guest rights or support one would expect from a four‑star hotel.
The hotel had a clear opportunity to demonstrate fairness and management accountability. Instead, the approach taken left us feeling unsupported and financially exposed. if the hotel was genuine about us leaving they could have reimbursed directly after all, they had already been paid in April for our accommodation by the 3rd party.

🏖️ The “Private Beach” – It Isn’t "Private"/Privé
The hotel advertises a “private beach”, which naturally suggests an exclusive beach reserved for hotel guests. In reality, the beach is shared with the neighbouring apartment development and is not exclusive to Pullman guests. During our stay it was also crowded and noisy, with little sense of privacy or exclusivity. For a hotel marketed as a four-star luxury resort, we believe the description of the beach should be clearer and should not give guests the impression that they are booking access to an exclusively private beach when that is not the reality.

👔 Management Conduct
General Manager
Despite the seriousness of the issues raised, the General Manager did not meet us in person. All communication was handled via email.
For a four‑star hotel facing concerns about hygiene, rodents, water ingress and safety, this lack of personal engagement was deeply disappointing. Effective leadership requires visible, proactive involvement — not remote, administrative responses.
Guest Relations Manager
Our experience with the Guest Relations Manager, Christian Succo, was equally troubling and emblematic of the wider issues with management accountability.
We met with him the day before departure at the swimming pool restaurant to discuss the serious concerns we had raised — including hygiene issues, maintenance failures and the presence of rodents. During that meeting, he appeared eager to conclude the conversation very quickly. He asked me to WhatsApp all the photographs and videos documenting the problems, including the disturbing scenes involving rodents and deteriorating infrastructure. He gave me his business card.
He also openly acknowledged that the hotel had changed ownership multiple times, had suffered from years of underinvestment, and was scheduled to close in November 2026 for renovations. When I asked the obvious question — why are guests still being charged premium rates for a hotel in such a deteriorated state? — he offered no comment.
He assured us he would meet with us again the following morning at checkout to review everything properly.
That meeting never happened!
When we arrived the next morning, Mr Succo was nowhere to be seen. No explanation. No follow‑up. No effort to speak with us before we left the hotel after a 13‑night stay filled with serious concerns.
The impression left was unmistakable: if management avoids the guest, the problem goes away.
For a four‑star hotel, this behaviour is unacceptable and reflects a serious failure in guest relations.

🏢 Escalation to Accor Senior Leadership
In an effort to resolve the situation constructively, we also reached out directly to the Chief Executive of the Accor Group, providing a detailed account of the issues we experienced — including the hygiene concerns, rodents, water ingress, undisclosed charges and the lack of accountability from on‑site management.
Despite escalating the matter to the highest level of the organisation, our concerns have so far fallen on "deaf ears". No meaningful response, acknowledgement or follow‑up was provided. This lack of engagement from senior leadership reinforces the impression that the problems at this property are not isolated, but indicative of a wider failure in management accountability within the organisation.

📝 Pursuing a Chargeback and Compensation
Given the cumulative distress, undisclosed charges, health concerns and the failure of management to resolve or meaningfully address the issues we experienced, we are now considering pursuing a chargeback through our credit‑card provider, along with a formal claim for compensation and damages. This step reflects the seriousness of the situation and the significant impact the 13‑night ordeal had on us both financially and emotionally.

⚠️ A Warning to Fellow Travellers
The Pullman Cannes Mandelieu enjoys a superb location and has enormous potential. But potential does not compensate for the conditions we experienced.
During our stay we encountered:
• Rats around the swimming pool
• Dirty, worn out carpets
• A deteriorating balcony
• A shower that flooded the bathroom repeatedly
• A dirty air‑conditioning vent with black residue
• Major water ingress through the ceiling
• Exposed electrical infrastructure
• Lift closures and restricted access
• Poor service and lack of urgency
• A management response that left us to bear the financial and logistical burden of relocating
• Acknowledgement from staff of long‑term decline and underinvestment
• A planned renovation in November 2026 only after guests have paid full price for deteriorated conditions prior.
Individually, these issues might be dismissed as isolated. Together, they paint a deeply troubling picture of a hotel in decline.
This review is written so that future guests can make an informed decision before committing to an expensive stay at this property, photos attached , so you can judge for yourself if I am being honest.
A four‑star luxury hotel should inspire confidence in its cleanliness, maintenance, safety and management. Based on our experience, the Pullman Cannes Mandelieu falls far short of that standard.
For us, those 13 nights were 13 nights was awful.
