"More of a guesthouse than a hotel, located south of the city center, but very convenient due to the presence of several bus line stops right in front of the property. If you like old Victorian houses, this one is for you. Small rooms (the double is fine for a single person, not for a couple, considering the full-size bed), with carpeting, a bit chilly for October, and with an interior bathroom, but equipped with everything. Both English and continental breakfast were sufficient in quality (industrial croissants), while there is nothing to complain about regarding the quantity. Staff present practically only for breakfast, so the property is unattended in the evening and at night. Some difficulty leaving luggage after check-out, but it was resolved. Price/quality ratio is not correct, considering that Scottish prices are much higher than ours."

"We came to Edinburgh for a couple of days. This was not our first visit to this beautiful city in Scotland, and on previous trips we had always been happy with the hotels and accommodation we chose. This time, my husband chose this guest house without checking the room facilities carefully beforehand. One of the positive points is that the guest house has parking, which is very important in Edinburgh. However, there are not many spaces, so it depends on how carefully guests park their cars. If someone parks without considering the other guests, finding a parking space can become a problem. When we arrived, our first impression was quite good. The guest house looked clean and attractive. Our room was on the very top floor, and the staircase was covered with a beautiful carpet. Everything looked well maintained. However, when we opened the door to our room, we immediately noticed an unpleasant smell. We were then very shocked to discover that there was no private toilet or shower in the room. There was only a washbasin against the wall, while the toilet and shower were located in the corridor. This was a big surprise for us, as we had not expected these conditions. It was particularly inconvenient at night: if you need to use the toilet, you have to leave your room and go into the corridor. The same applies when you want to take a shower. The electrical sockets in the room were another issue. They were positioned extremely low, almost at floor level, which made them very difficult to use. I was unable to conveniently charge my phone in the room and ended up having to charge it in the corridor. If you need to charge both a phone and a laptop, for example, this can be a real problem. I will attach a photo so that future guests can see the position of the sockets for themselves. The breakfast was served as a buffet. Overall, the guest house looks attractive and is in a convenient location, and having parking is definitely a plus. However, for us, the lack of a private toilet and shower, the unpleasant smell, and the inconveniently positioned electrical sockets were significant disadvantages. I would strongly recommend checking the room description and facilities carefully before booking, so you know exactly what to expect. Unfortunately, these issues made our stay much less comfortable than we had hoped."
