"First of all, I have to say that the location of this hotel deserves a 5/5 as it is walking distance to all the restaurants and stores in Little Venice. However, considering it costs a minimum of $1,120 euros/night (for a basic room with a garden view), and it is supposed to be a 5-star property, it was disappointing. There's a huge pile of garbage bags and dead plant matter sitting in the garden (near the entrance) and it didn't move the entire week. There's also pieces of trash and cigarette buts strewn about in the gardens which really takes away from the look of the property. Five star hotels don't have trash and cigarette buts all over the grounds. The patio furniture (on our terrace) was old and the cushions were dirty. The cushions around the pool also need a good cleaning. The plants in the gardens have not been cared for and most of them look to be near death. All of the staff were very friendly, especially those who work in the restaurant - so no issues there. It just seems like one of those properties where they employ as few staff as possible and management is missing in action. All in all, the Theoxenia property needs a refresh, has limited amenities (only one pool and not much of a gym), and needs to step it up in terms of service if they want to be considered a true 5-star hotel. There are other 'Design Hotels' on the island that are truly worth the price they charge."
