"You get what you pay for, remembering this is rated a 2 star hotel by Tui. We booked a late deal so were happy with value for money. We went for the self-catering option.
Top tip: take sterling cash. Both the air con (£6 a day in 2025) and the safe (£15 a week in 2025) and trips (around £30 - £45 a head depending on numbers) are payable in sterling cash. If you want to keep a room past your check out time of noon it is £40 - but we'd run out of sterling cash by this time and paid 2,000 Turkish lira.

Quiet location 15/20 minutes walk from the centre of town.
Fabulous pool area. The pool is a uniform 1.4 metres in depth which was great for children and those who don't swim well. Kiddies pool is shallower. They allow floats in the pool. Two sets of steps into the pool and two ladders. Excellent for those who can't get down or up the ladders.
Pool bar open for food until 6pm. Technically the bar stays open until late, but as most people go into town for the evening it shuts earlier.
Sunbeds are good, especially umbrellas. They are cleaned down most mornings from what we saw.
Two good mini-markets within a few minutes walk.
Lovely views from a lot of the apartments above ground floor.
Ground floor apartments have huge patios.
Good storage in apartments.
Ask for a renovated apartment - the penthouse apartments are huge, cool and had those amazing views.
We were happy with the standard of cleaning - but some other guests found this a bit patchy.
Free loo rolls replaced regularly.
Crockery wqs good. They have mugs in the kitchen! Didn't need to buy or bring our own.
Very good check out time of 12 noon.
Effective air-con in one room only, but it does cool the whole flat.

Negatives
Bit of a trek into town along uneven pavement for those who have walking difficulties or with buggies.
Some rooms need a bit of TLC. One coat of mid blue paint on a feature wall is not great. It looked what it was - done on the cheap.
The decor..... Blue and brown or brown and gold. The sheets are dated and very 'floral'. I guess you don't notice this if asleep.
Sheets and towels are not great - holes in some and bobbly sheets. The towels are very well used and some quite threadbare.
Sleep quality not great for some apartments due to the neighbour hood cockerel who starts crowing around 4am.
Sunbeds in most areas don't get the sun all day, most towels are out by 7.30am in premium spots. The cockerel mentioned above helped get people up early to do this in those two blocks affected by him.
The beds and particularly the pull out bed are very firm. Again, we didn't mind this as we prefer a firm bed.
Two pillows and a bottom sheet supplied with a 'coverlet' for a top sheet which didn't really cover two sleepers. No pillow protectors and the mattress protector was missing when we first arrived. One was put on later.
Cooking facilities and equipment minimal. One thin saucepan and a good small frying pan plus weird stuff like two Turkish tea pots and a juicer. We had a two ring electric hotplate and a microwave.
We had an enjoyable holiday, the highlight was definitely the trip. One of the brothers who owns the place is very helpful as is Deren, one of the sons who speaks good English. We had a problem with the electric in room 202 which they sorted out and we were not charged for the air-con for the three days the electric kept cutting out. We chose this hotel not just on price, but on cleanliness (pool is impeccable) and because we like small family run hotels so we can get a chance to chat with local people and find out a bit more about the place. We didn't particularly find the family as friendly as some reviews say, but neither were they unfriendly. They were pleasant. The young lads in the bar spend a lot of time on their phones, it would be nice to see them engaging more with guests. But they are young and mostly here it was older couples or young families.
Would I stay again? In Dalyan, yes. This hotel was a little far out of the centre for us, but we enjoyed the peaceful location. It's good value and we found it clean, we loved the pool area and the sunbeds."
